Generating leads online is basically a 3 step process:<!--more--><\/p>\n<ol>\n<li>You have to get a <strong>high-converting website<\/strong> that is set up to rank well in search engines.<\/li>\n<li>You need to <strong>promote your website<\/strong> to start generating traffic and leads right now.<\/li>\n<li>Work on getting your site to <strong>rank faster<\/strong> in the search results.<\/li>\n<\/ol>\n<p>If you need to know the beginning steps of website promotion, we wrote another blog about having a <span style=\"text-decoration: underline;\"><span style=\"color: #00ccff;\"><a style=\"color: #00ccff; text-decoration: underline;\" href=\"http:\/\/blog.leadpropeller.com\/high-converting-website-for-real-estate-investors\/\" target=\"_blank\">high converting website<\/a><\/span><\/span>. They either find out about it through promotion: which is what we are talking about in this blog and the next one.<\/p>\n<p><strong>The biggest mistake real estate investors make with a website is getting it and then doing nothing with it.<a href=\"http:\/\/blog.leadpropeller.com\/wp-content\/uploads\/2017\/02\/promoting-your-business-sm-post.jpg\"><br \/>\n<\/a><\/strong><\/p>\n<p>Website promotion does require some work, but the results can land you great deals that generate tens of thousands of dollars.<\/p>\n<p>Whenever I hear someone say, &#8220;<em>I haven&#8217;t receives a single lead from my website<\/em>,&#8221; it&#8217;s almost always because <strong>they never promoted it<\/strong> or didn&#8217;t promote it long enough. It&#8217;s the equivalent of complaining you didn&#8217;t get a deal from your direct mail campaign after you sent you 500 postcards once.<\/p>\n<h1>You Need a Plan for Website Promotion!<\/h1>\n<p>Just like you plan your direct mail with who you are mailing, when and how often and which letters, you need to have a plan to constantly promote your website. Obviously, mix it up and add in stories about flips you are doing, or you experiences with customers, etc. But always,\u00a0<strong>always<\/strong>, include your URL\u00a0and post links to\u00a0those blog posts you&#8217;re doing for the best website promotion plan.<\/p>\n<p>That is what is known as\u00a0<strong>content marketing<\/strong>. We&#8217;ll cover this in more detail in our next post, so stay tuned!<\/p>\n<h3>Social Media Profiles<\/h3>\n<p>Add your website to\u00a0<strong>all<\/strong> of your social media profiles.\u00a0<strong>All of them<\/strong>.<\/p>\n<p>These are the profiles where you have your name and short bio about you and your business.<strong> People need to know what you do<\/strong>. Let them know about your website! After all, that&#8217;s where they&#8217;ll get direct contact and information from you.<\/p>\n<h3>You Email Signature<\/h3>\n<p><a href=\"http:\/\/blog.leadpropeller.com\/wp-content\/uploads\/2016\/11\/email-signature-marketing.jpg\"><img loading=\"lazy\" class=\"aligncenter wp-image-604\" src=\"http:\/\/blog.leadpropeller.com\/wp-content\/uploads\/2016\/11\/email-signature-marketing.jpg\" alt=\"email signature for website promotion\" width=\"439\" height=\"329\" srcset=\"https:\/\/lpblog.leadpropeller.com\/wp-content\/uploads\/2016\/11\/email-signature-marketing.jpg 1024w, https:\/\/lpblog.leadpropeller.com\/wp-content\/uploads\/2016\/11\/email-signature-marketing-300x225.jpg 300w\" sizes=\"(max-width: 439px) 100vw, 439px\" \/><\/a><\/p>\n<p>Using your <span style=\"text-decoration: underline;\"><span style=\"color: #00ccff;\"><a style=\"color: #00ccff; text-decoration: underline;\" href=\"https:\/\/support.google.com\/mail\/answer\/8395?co=GENIE.Platform%3DDesktop&amp;hl=en\" target=\"_blank\">email signature<\/a><\/span><\/span> as a way to promote your website, even if the emails are going to people you don&#8217;t think would be interested, is a great way to start getting your website some exposure.<\/p>\n<p>You can&#8217;t be an investor in stealth mode. And you never know who will be interested in buying, or selling. With your <strong>website URL in the signature of your emails<\/strong>, your website has the potential to be seen and shared with more people.<\/p>\n<h1>Offline Marketing &amp; Website Promotion<\/h1>\n<p>You should have your site on your other marketing for website promotion. This can be your <strong>direct mail postcards, letters, door hangers, flyers, business cards, etc<\/strong>. We don&#8217;t recommend bandit signs with websites on them. Bandit signs are better for your business number where someone looking at the sign can call immediately.<\/p>\n<p>Some people don&#8217;t recommend websites on direct mail because they are concerned that sellers will go online and get distracted. That could happen. Our take is that if they&#8217;re <strong>truly motivated<\/strong> and don&#8217;t want to call someone, your website will work very well.<\/p>\n<p>It will allow you to <strong>gain credibility<\/strong> and build some rapport. This is also a reason for wanting a somewhat short domain name. You don&#8217;t want to have to make someone type out\u00a0<em>webuyallkindsofhousesinthestateoftexas.com<\/em> just to get to your site. Keep it simple.<\/p>\n<p>Some investors add <span style=\"text-decoration: underline;\"><span style=\"color: #00ccff;\"><strong><a style=\"color: #00ccff; text-decoration: underline;\" href=\"http:\/\/theinsider.idxcentral.com\/how-to-create-qr-codes-for-real-estate-marketing\/\" target=\"_blank\">QR codes<\/a><\/strong><\/span><\/span> to their postcards and letters so that people can scan them and have them go straight to their websites.<\/p>\n<p>There probably isn&#8217;t much of an issue with people going online to your website and then going to Google and search for competitors. The issue is people searching for your domain name, and getting other results because they didn&#8217;t type it in as a domain name. So remember,\u00a0<strong>keep it simple<\/strong>.<\/p>\n<p>This is also a reason to make sure you set up a <span style=\"text-decoration: underline;\"><span style=\"color: #00ccff;\"><strong><a style=\"color: #00ccff; text-decoration: underline;\" href=\"https:\/\/www.facebook.com\/business\/learn\/set-up-facebook-page\" target=\"_blank\">FaceBook<\/a><\/strong><\/span><\/span> page, <span style=\"text-decoration: underline;\"><span style=\"color: #00ccff;\"><strong><a style=\"color: #00ccff; text-decoration: underline;\" href=\"https:\/\/www.google.com\/business\/\" target=\"_blank\">Google My Business<\/a><\/strong><\/span><\/span> page, a listing on <span style=\"text-decoration: underline;\"><span style=\"color: #00ccff;\"><strong><a style=\"color: #00ccff; text-decoration: underline;\" href=\"https:\/\/biz.yelp.com\/ads_signup?promo=GAUBPYB300AD2V2&amp;utm_source=Google&amp;utm_medium=Search&amp;utm_content=Showcase&amp;utm_campaign=brand_phrase_Place%3ASearch_SubAud%3AN%2FA_Amt%3A300&amp;gclid=Cj0KEQiA8orFBRCEpODivaOft_EBEiQAy3mlfTI0s-9-YMRTbTIO63wVDf3aLAB08b1TBKX3dc6okP8aArCQ8P8HAQ\" target=\"_blank\">Yelp<\/a><\/strong><\/span><\/span> and other review sites. It&#8217;s important to also socially promote these. This way, if someone does search for your business, you can dominate the page results!<\/p>\n<h1>Press Release<\/h1>\n<p>Press releases sort of fall into the SEO strategies more so than promotion but we&#8217;re going to include it here anyway. The reason why we&#8217;re including it here is because a good press release can get picked up by reputable news websites that you can then list on your website. A &#8216;<em>as seen on<\/em>&#8216; type deal. This is hue for <strong>credibility<\/strong>. Street cred.<\/p>\n<p>You can find incredible press release writers on <span style=\"text-decoration: underline;\"><span style=\"color: #00ccff;\"><a style=\"color: #00ccff; text-decoration: underline;\" href=\"https:\/\/www.fiverr.com\/\" target=\"_blank\">Fiverr.com<\/a><\/span><\/span>. They should be cheap enough to try a couple and use the best ones.<\/p>\n<p>Some of the Fiverr gigs even include releasing the press releases.<\/p>\n<p><a href=\"http:\/\/blog.leadpropeller.com\/wp-content\/uploads\/2017\/02\/fiverr-press-release.jpg\"><img loading=\"lazy\" class=\"aligncenter size-full wp-image-730\" src=\"http:\/\/blog.leadpropeller.com\/wp-content\/uploads\/2017\/02\/fiverr-press-release.jpg\" alt=\"outsource press release for website promotion\" width=\"1274\" height=\"720\" srcset=\"https:\/\/lpblog.leadpropeller.com\/wp-content\/uploads\/2017\/02\/fiverr-press-release.jpg 1274w, https:\/\/lpblog.leadpropeller.com\/wp-content\/uploads\/2017\/02\/fiverr-press-release-300x170.jpg 300w, https:\/\/lpblog.leadpropeller.com\/wp-content\/uploads\/2017\/02\/fiverr-press-release-1024x579.jpg 1024w\" sizes=\"(max-width: 1274px) 100vw, 1274px\" \/><\/a><\/p>\n<p>We have found that spending a coupe hundred bucks on a more legit service to release the press release is worth it. I know a lot of investors use <span style=\"text-decoration: underline;\"><span style=\"color: #00ccff;\"><a style=\"color: #00ccff; text-decoration: underline;\" href=\"http:\/\/marketersmedia.com\/\" target=\"_blank\">marketersmedia.com<\/a><\/span><\/span>.<\/p>\n<p><span style=\"text-decoration: underline;\"><span style=\"color: #00ccff;\"><a style=\"color: #00ccff; text-decoration: underline;\" href=\"http:\/\/www.prweb.com\/\" target=\"_blank\">PRWeb.com<\/a><\/span><\/span> is another and is the more expensive service.<\/p>\n<p>The biggest thing to remember when having a press release written (or writing one yourself &#8211; as Danny used to), you really need to try to come up with something that is\u00a0<em><strong>actually<\/strong>\u00a0<strong>newsworthy<\/strong><\/em>.<\/p>\n<p>Just having a piece written on &#8220;<em>Sell Your House Fast<\/em>&#8221; isn&#8217;t going to get picked up in too many places. You <strong>need a story<\/strong>. Something like, &#8220;<em>Guy loses hand in pinball machine and sells his house fast to an investor<\/em>&#8220;&#8230;or something like that. This is much harder than you&#8217;d think.<\/p>\n<p>We have a <span style=\"text-decoration: underline;\"><span style=\"color: #00ccff;\"><a style=\"color: #00ccff; text-decoration: underline;\" href=\"https:\/\/www.facebook.com\/groups\/leadpropellervips\/\" target=\"_blank\">LeadPropeller VIP FaceBook group<\/a><\/span><\/span> that all LeadPropeller customers get to be a part of. You can promote your website and press releases there! Check it out \ud83d\ude42<\/p>\n<p>But anyway&#8230;<\/p>\n<p>The more &#8220;newsworthy&#8221; your press release is, the more legit news websites will pick you up. One time Danny even made it onto <strong>Yahoo News<\/strong>, and it was great for his website&#8217;s promotion.<\/p>\n<h1>Craigslist &amp; Website Promotion<\/h1>\n<p>Despite what you may think, motivated sellers are searching <span style=\"text-decoration: underline;\"><span style=\"color: #00ccff;\"><a style=\"color: #00ccff; text-decoration: underline;\" href=\"https:\/\/www.craigslist.org\/about\/sites\" target=\"_blank\">Craigslist<\/a><\/span><\/span>, so it&#8217;s very easy to get in front of them. Sometimes they&#8217;re looking for a place to rent, other times they&#8217;re considering putting their house up for sale and might want to post an ad on Craigslist.<\/p>\n<p>It&#8217;s easy to post ads on Craigslist. But, with ease comes\u00a0<strong>competition<\/strong>. Other investors also post to Craigslist, but you can beat them by being more consistent &#8211; meaning posting daily.\u00a0<strong>Always<\/strong>.<\/p>\n<h2>The Rub &amp; How to Overcome It<\/h2>\n<p>Like we&#8217;ve talked about in our <span style=\"text-decoration: underline;\"><span style=\"color: #00ccff;\"><a style=\"color: #00ccff; text-decoration: underline;\" href=\"http:\/\/blog.leadpropeller.com\/craigslist-ad-strategy-for-real-estate-investors\/\" target=\"_blank\">Craigslist article<\/a><\/span><\/span>, you should be posting here all the time! But just in case you haven&#8217;t read it, here it is:<\/p>\n<p><strong>Here\u2019s the rub<\/strong><span style=\"font-weight: 400;\"><strong>:<\/strong> Almost every serious investor has posted ads on Craigslist for deals from motivated seller leads, but I can guarantee you that only about 0.1% (yes, a <\/span><i><span style=\"font-weight: 400;\">fraction<\/span><\/i><span style=\"font-weight: 400;\"> of a percent and yes&#8230;that is just an educated guesstimate) are consistent. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">You\u2019re probably asking yourself if <\/span><b>posting ads on Craigslist still works<\/b><span style=\"font-weight: 400;\">. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">You might see tons of ads on craigslist and wonder, \u2018how the heck is someone going to go to my ad and contact me instead of all of these other people?\u2019 \u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Let your competition think that way. \u00a0I know someone in San Antonio that posted a craigslist ad and landed their first deal that ended up netting them <strong>$100,000 in profit<\/strong>. \u00a0I\u2019d say that\u2019s worth posting free ads consistently&#8230;all the time. \u00a0I was kicking myself for not having ads on Craigslist.<\/span><\/p>\n<h2>Knowing Your Target Audience<\/h2>\n<p><span style=\"font-weight: 400;\">Your ad\u2019s headlines should draw attention and speak to people that would want to sell their house fast <\/span><b>because of a specific situation<\/b><span style=\"font-weight: 400;\">. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Here, as in all other motivated seller marketing, it\u2019s best to try and put yourself in the shoes of people that are in situations that would motivate them to want to get rid of a house quickly. You want to word your ads, and your website for that matter, in a way as to <\/span><i><span style=\"font-weight: 400;\">\u201cjoin the conversation they are already having in their heads<\/span><\/i><span style=\"font-weight: 400;\">.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Think about yourself facing some of these typical situations :<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Foreclosure looming, and you\u2019ve come to the realization that you waited too long to do anything about it<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Nasty divorce that can\u2019t be over with soon enough<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Death of a relative that leaves you a house you don\u2019t need<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Tenants that are ruining your life<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Your house is too big and you want to downsize<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">You\u2019ve bought another house and need to sell your old one fast<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">You\u2019ve waited too long to fix your house and now it\u2019s overwhelming and you can\u2019t afford to fix it<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">If you focus on writing ads that target motivated seller leads in these situations, and present yourself as a <strong>problem solver<\/strong> for people, you\u2019ll grab their attention even amongst all of the clutter. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">While you should have some general \u2018<\/span><i><span style=\"font-weight: 400;\">We Buy Houses<\/span><\/i><span style=\"font-weight: 400;\">\u2019 type ads, you should also include these situation-based ads so that you stand out from the crowd.<\/span><\/p>\n<p><a href=\"http:\/\/blog.leadpropeller.com\/wp-content\/uploads\/2016\/09\/inherited-house-craigslist-ad.jpg\"><img loading=\"lazy\" class=\"aligncenter wp-image-307\" src=\"http:\/\/blog.leadpropeller.com\/wp-content\/uploads\/2016\/09\/inherited-house-craigslist-ad.jpg\" alt=\"Craigslist for website promotion\" width=\"811\" height=\"555\" srcset=\"https:\/\/lpblog.leadpropeller.com\/wp-content\/uploads\/2016\/09\/inherited-house-craigslist-ad.jpg 1190w, https:\/\/lpblog.leadpropeller.com\/wp-content\/uploads\/2016\/09\/inherited-house-craigslist-ad-300x205.jpg 300w, https:\/\/lpblog.leadpropeller.com\/wp-content\/uploads\/2016\/09\/inherited-house-craigslist-ad-1024x701.jpg 1024w\" sizes=\"(max-width: 811px) 100vw, 811px\" \/><\/a><\/p>\n<h3>Sample Ad &#8211; Inheriting a House<\/h3>\n<blockquote><p><b>Title: <\/b><\/p>\n<p><b>***Inherit a House?
