This month\u2019s debrief will be about Paul Del Pozo\u2019s first year in real estate investing<\/strong>, and the birth of the <\/span>Del Pozo Investment Group<\/span><\/a><\/span><\/span>!<\/span><\/p>\n

Paul’s First Year in Real Estate Investing<\/span><\/h1>\n

Almost exactly a year ago, Paul found himself in a similar situation to most real estate\u00a0 investors when they first start out – needing money. But with just Paul’s first year in real estate investing,\u00a0he was able to achieve financial freedom by starting his own business and closing 3 deals in just a matter of months!<\/strong> Ready to hear his journey? Let\u2019s find out how he did it.<\/span><\/p>\n

After selling his old business and finding himself in a sort of financial limbo, Paul was looking for a way to bounce back and support himself and his family. He was browsing online and came across a webinar about real estate investing and started listening. He was hooked. Paul reached out to his cousin, Marco, who was already investing in real estate and wholesaling houses, and asked for some advice.<\/span><\/p>\n

From there, Paul and Marco became a real estate investing team! Paul went all in, and started attending meetings at his local Real Estate Investor\u2019s Association in Broward County, Florida. After taking BREIA\u2019s two day boot camp, Paul began driving for dollars<\/strong> and knocking on houses to hunt down his first leads.<\/span><\/p>\n

\"3<\/a><\/p>\n

In just two weeks he found his first lead! A foreclosure with a sale date coming up. He made his \u00a0move, describing it as \u201cexciting, but terrifying<\/em>\u201d, and sold the property with the help of the <\/span>Broward Real Estate Investor\u2019s Association<\/span><\/a><\/span><\/span>.<\/span><\/p>\n

Paul was able to use contact from BREIA\u2019s buyers list to find someone to sell the property to. His entire first deal was closed in an astonishing 2 weeks<\/strong>! All said and done, from late January, to being in contract in May, to selling the house in early June, Paul\u2019s first deal was a quick success, paving the way for a great first year in real estate investing.<\/span><\/p>\n

Taking Advice<\/span><\/h1>\n

Now having been bit by the real estate investing bug, Paul was hooked<\/strong>! He came back from a family vacation with even more drive and energy to continue in real estate investing. He began looking for podcasts to listen to so he could strengthen his business, and ended up finding Danny Johnson\u2019s<\/span> Flipping Junkie Podcast<\/span><\/a><\/span><\/span>.<\/span><\/p>\n

In the podcast, Paul said he kept hearing about the influence of technology to help attract motivated sellers, and from there found <\/span>LeadPropeller<\/span><\/a><\/span><\/span>. \u201c<\/span>LeadPropeller just made sense to me<\/i><\/strong>,\u201d Paul said, recalling his experience in the tech field, \u201c<\/span>so I kept listening to the Flipping Junkie Podcast and applied what I was hearing<\/strong><\/span><\/i>.\u201d<\/span><\/p>\n

Once he got his LeadPropeller websites, he and Marco were off! Now with a close personal and professional relationship, Paul and Marco established the Del Pozo Investment Group. With the expansion they were seeing, they moved a lot of their business toward being automated<\/strong> with the help of LeadPropeller and their CRM, <\/span>REImobile<\/span><\/a><\/span><\/span>. <\/span><\/p>\n

By moving their business to online lead generation, the Del Pozo\u2019s were able to track their leads better, market their business better, and grow their conversions faster. Plus, Paul didn\u2019t have to go driving for dollars anymore now that his leads were coming from motivated sellers finding him online thanks to his websites!<\/span><\/p>\n

What’s in Store for 2017?<\/span><\/h1>\n

So, what does Mr. Del Pozo have in store for this year? With Marco established in New York, and Paul established in Florida, their business is already in two markets. However, they are looking to expand to a third in 2017 with the revenue they made from\u00a0their first year in real estate investing. And, at the start of the year the Del Pozo Investment Group already has 2 houses under\u00a0contracts ready to close! <\/span><\/p>\n

\u201cWe are self generating a lot of leads by working the MLS and keeping track and doing automated follow up through REImobile. We are currently putting out over 200+ offers a month<\/strong>, so it\u2019s really important for us to stay organized,\u201d <\/span><\/i>Paul told us when we asked just how he manages it all.<\/span><\/p>\n

\u201cWe also are running an adwords campagin that is generating leads for us and overall increases traffic to our <\/span><\/i>WeBuyHomesBroward.com<\/span><\/a><\/span><\/span> website. We have 4 hot leads<\/strong> we are working that came into from our website on December 16<\/span><\/i>th<\/span><\/i>, 2016. Two we are hot on the chase, and two others we have contracts out on and look to close next month.\u201d<\/span><\/i><\/p><\/blockquote>\n

When asked about the key to his quick success, Paul humbly responded: <\/span><\/p>\n

\u201c<\/span>Don\u2019t get so caught up in not knowing all the answers yet. It will come. Just push forward<\/strong>!<\/span><\/i>\u201d<\/span><\/p><\/blockquote>\n
